Co-ops are typically very restrictive about sub-lets. Some do not permit any, others will allow for 2 years. If they are allowed, the prospective tenant will likely need to have their financials reviewed and be interviewed by the board.

hi other surgeon mom :) to OP - gangrene (dry) is usually something that's been going on for a while so unlikely to be an acute issue. i doubt she can feel pulses if he has gangrene. vascular surgeon will likely recommend amp but more importantly will need to figure out leg circulation (CTA v. MRA). may be a candidate for stent or bypass to improve circulation. it's not life threatening at this moment but if it gets infected (wet gangrene), can be a serious issue, hence the need for improved circulation to leg.

Op-he's has a high temperature for the past few days. It's normal now. He also had heart surgery. Double bypass. One of his other specialists also mentioned a stent for the heart this time around. Also he is on dialysis. He has been for the past 10 months. Old age an be so cruel.

Np. It is an infectious protein that is found in nerve tissue- brain etc.. It can be transmitted by eating infected meat, or through surgical instruments that might have been use for brain surgery on a patient who was unknowingly infected with this disease. The issue with this protein is that normal sterilization techniques can't 'kill' it. It's not alive to begin with and difficult to inactivate.

No, you would not know. It might take years or decades for someone with prion disease to show symptoms. This is why people living in the UK in the late eighties to mid nineties are to allowed to give blood. They had a massive outbreak of prion disease in cows and had no idea when to expect it to show up in humans. I don't think too many people, relatively speaking, actually became infected- fewer than 30, maybe. I am not sure of the numbers. I study viruses, so know a bit about other infectious diseases, but am not an expert on prion disease.

Oh, such a hard one. I have so many stories. But one woman who was a really demanding tenant to begin with (fights with neighbors, late rent, etc) then got a dog secretly without telling me and kept it secret for 2 years even though she has a no-dog clause in her lease. Then when we found out about it she fought me on it with every method possible (housing rights, tenants rights, disability office even though she wasn't disabled) and on, and on. It was a long headache and I am glad she finally moved out. She was probably my least favorite.

I generally do it myself, but I have a few agents who have helped me with property deals before and I have relationships with them, so I will take clients from them on referral and pay the commission to scratch their backs... then I expect them to give me their first call when they have a pre-MLS property that fits my parameters of the types of buildings I like to buy.

Started with a duplex that dh and I (back then he was my boyfriend) bought and rented out one, lived in the other. I took over the management of it and really enjoyed it! Then leveraged that to buy a 5-plex. From the 5-plex after I had paid down the mortgages completely I bought a 27-unit building and then from there bought other properties. My largest building has 35 units.

No, knock on wood... not that I know of. But I do have termites in one building. I know in my heart of hearts we need to get the tenants out and fume it, but I have been... delaying it because it doesn't seem that bad and it is such an extreme solution. Also the termites can just come back again after you fume it. So I'm on the fence about doing that.

I have live-in managers at the buildings over 22 units and then a really good bookkeeper, a really good lawyer, a great handyman/contractor and another great handyman/cleaning guy. But I do a lot of the stuff myself and actually come to the tenants apartments to do minor things myself. Cheaper and I enjoy being involved.

RM here -- I am also a landlord. Tell me the truth: have you found that your worst tenants have been black? This was our experience repeatedly, and as a result, DH and I have decided for business reasons that we no longer approve black applicants. I know this is technically illegal, but we have fewer than 30 units so as a practical matter, our leasing decisions are unreviewable.

Hmm, that hasn't been my experience, but I will tell you (and am opening myself up to get flamed here, haha) that people with families (lots of young kids) are not my favorite types of tenants. Mainly because I hate policing the noise complaints between them and their downstairs neighbors. I will actively discriminate against renting a top-floor unit to a young couple with babies/ young kids especially if I know they want to have more kids. Jr high aged kids I'll take no problem.

Btw, I should add that I love families and kids, just want them on the bottom floors because kids running around can be really loud for their downstairs neighbors. And I feel bad, because it's not like a loud TV or loud music where I can enforce that as breaking house rules.

OP: I prefer retirees for the same reason. They are quiet so they don't generate any noise complaints and nosy so they keep an eye on the buildings for me and alert me to stuff going on. Also they're stable income and always home so easy to schedule for contractors, maintenance.

RM -- in 10 years we have had perhaps a half dozen evictions, and most of them were black. The next biggest group were roommates. I have had to bring eviction proceedings against black lawyers and doctors, even. And so now for several years, we have just refused all black applicants. I write a little memo to self saying why they were rejected, and file it away. Haven't had to evict a single tenant in 5 years, and that includes in the depth of the financial crisis

I used villeinitalia.com and rented a place in Positano for a week. No regrets. Key exchange happened on the street outside the place. So romantic and soooo much more affordable vs the hotels in the area. We had a tiny patio overlooking the Med - swoon. Just a 1 br nothing too crazy.

sounds like attention seeking. maybe reward her for being a good listener, compliment her after witnessing a good conversational volley, remind her that conversation is about taking turns and sharing. not uncommon and frankly your friend could have been kinder.
