  • when we sell our house can we take the light fixtures and ceiling fan? do we have to write that into the offer or can we just take it when we pack up?

    • I think you need to disclose this and relpace the fixture with something. I would definitely get this into the contract

    • yes you have to write that in the listing so people can offer accordingly. And when you take down you have to put something up in its place - can't just leave a bare bulb.

    • Fixtures are included in the sale of the house. If you write into P & S that you are taking fixtures but are adding mutually agreeable replacements that is usually okay.

    • My experience is that you have to disclose any fixtures or appliances that you are going to remove. It impacts the offer/final contract
