ok realtor here, tell me what a reverse contingent is, how about concessions? seller, tell me about the home inspection, when can you back out of it? tell me about addendums to contracts and what is a pdc?
[ Reply | Options ]In my state, you need a lawyer for this stuff anyway. Why pay twice. There are cheaper ways to get buyers. I'd rather have a lawyer handling the legal issues than someone with a realtor license.
[ Reply | Options ]ok, good for you, but the buyer takes the contract to you..you need to be ready to answer these questions

np: i'm with you to a point, but not this. you deliver the contract to the lawyer. i do wish the commission was less. it is excessive, and is esp so in markets like this.

i posted above abt being very excited not to have to do showings (and very happy to pay). BUT, 6% is a shitload of money. shitload. we are selling our place and will prob sell for below what we bought. then we have to dish out (of our pockets) $50k? come on. no way you can say that is worth it. our place will probably sell within a month.

i never heard about a big disaster happening with a house and someone saying "thank god my realtor warned me about this"
[ Reply | Options ]sorry, but we dont need you for those things. you're not knowledged in those regards are much as my lawyer is anyways. wouldnt trust your answer to begin with.
[ Reply | Options ]I don't know those things now. But if I were to sell a house, I would research it. They sell whole packets of necessary forms, and information is everywhere.
